FAQ

What should you consider before starting construction?

The first question that should arise is: Do you want to build with an architect or a general contractor? If you choose us as your general contractor, you'll receive a complete service – from the general contractor to the finished house! For more information, see the "General Contractors" section, and feel free to contact us to learn more.

With a general contractor, you have cost certainty thanks to a fixed-price guarantee and significantly less effort, as you don't have to compare quotes from different tradespeople. We offer excellent customer service, remind you of important decisions in a timely manner, and ensure a stress-free construction phase. Like an architect, we plan every detail according to your wishes, ensuring you get your dream home.

The term "turnkey" is not protected, so it's important to know exactly what services are included. For construction company A, "turnkey" might just mean a finished house, while for company B, only the flooring and painting remain to be done. We recommend reading the construction and service specifications carefully and comparing quotes.

Land purchases in Germany must be handled through a notary and are subject to legal regulations. Before purchasing, you should ensure that there are no building encumbrances or mortgages on the property. It is also essential to review the development plan before purchasing to ensure the property is suitable for your planned construction project.
For new buildings, we recommend heat pumps, ventilation systems, solar and photovoltaic systems. For older buildings, a heat pump may also be a viable option, but a new gas condensing boiler could also be the right choice. We determine the optimal heating technology, taking into account energy costs, the number of residents, and planned renovation measures.

The average construction time for a medium-sized single-family home without a basement and ready for painting is about 8 months after the building permit is granted; there are no weather-related delays.

Yes, it's absolutely possible! You can decide at the beginning which jobs you want to do yourself, or decide later. However, it's advisable not to take on too much, as time is often short, especially when balancing work and family. Smaller jobs like painting or flooring can easily be done by yourself, especially with friends or family helping out.
Solid construction offers a higher resale value and better sound insulation, which provides a significant comfort advantage. Timber-frame construction has the advantage of a shorter construction time and less moisture during construction. Construction costs are generally lower with solid construction, while high-quality timber-frame construction is more expensive. Both construction methods have their advantages, and we offer both in excellent quality.
It's advisable to consult an expert who can explain the principles of thermal insulation to you. A general contractor like us is the right choice for you, as we offer everything from a single source – including expert advice and the necessary documentation at a flat rate, with a guarantee on the work completed.
That's not true. Modern heating technologies like heat pumps are now technically sophisticated and competitively priced. Especially in new buildings, the building envelope and building services can be optimally coordinated. Even if the initial investment is somewhat higher, you'll save on energy costs in the long run.
Stay tuned, more information on the individual construction phases will follow soon!
